Critical Environment Technician III

Total Site Solutions (TSS), seeks a results-driven Critical Environment Technician III to drive maintenance and monitoring of the critical infrastructure within a data center. Including but not limited to: power systems, cooling systems, and security measures to ensure the continuous operation of all equipment and prevent downtime. The Critical Environmental Tech III will be responsible for the smooth, efficient, profitable operation of the assigned building project by ensuring the timely and accurate completion of all required work, and by attaining the utmost in customer satisfaction.

Key Responsibilities

  • Ensure that all critical equipment is operated correctly, maintained, and serviced, following building rules, manufacturer's recommendations, and company policies
  • Maintain all facilities and equipment at the highest levels of safety, security, sanitation, and efficiency
  • Ensure that the Program Manager receives timely verbal and written operating reports that give him a clear understanding of the condition of the building's critical systems and the present level of ongoing preventive maintenance
  • Monitor tools, parts, materials, and supplies as required to maintain adequate in-house inventory for the performance of routine repairs, scheduled preventive maintenance, and normal daily operations for critical systems
  • In the absence of the Program Manager, act as the direct representative of TSS in all job-related matters
  • Be familiar with and ensure compliance with applicable Federal, State, and local rules, codes, and regulations
  • Ensure all required and applicable safety codes and practices are in place and applied
  • Develop and maintain Building Operating Protocols
  • Assist the Program Manager, as he deems necessary, with the preparation and implementation of facility procedures, i.e., Preventive Maintenance, Quality Control Plan, and Repairs
  • If assigned, oversee and ensure the satisfactory performance of daily operations, scheduling, staff assignments, and task preparation and performance
  • Communicate with Client and TSS personnel at predetermined frequencies, and as required, to assure complete mutual understanding of the status of all the necessary services
  • Implement Quality Control Inspection Procedures and assignments for all performance requirements
  • Take all steps necessary to provide a clean, healthy, and safe working environment for all staff and tenant personnel
  • Schedule, assign, and monitor equipment repair procedures
  • Ensure completion and inspection of subcontractor services
  • If asked, prepare staff schedules to assure continuous coverage and operation
  • If asked, provide staff supervision and instruction on facility procedures
  • Provide staff assistance, as required
  • Inspect completed tasks and return completed paperwork to Client
  • Prepare and submit all required reports and correspondence to the Program Manager and Client, as directed
  • Monitor HVAC control panels and equipment to assure proper building temperature and humidity levels
  • Monitor tools, parts, materials, and supplies as required to maintain adequate in-house inventory for the performance of routine repairs, scheduled Preventive Maintenance, and normal daily operations
  • Prepare purchase order requests for the Service Manager to replace the inventory as required
  • Be available for off-hour emergency work on a rotating schedule
  • Travel to different states may be required

Qualifications

  • Electrical or HVAC with a Master’s License Preferred, or equivalent experience
  • 3-5 years’ experience in installation and maintenance of mission-critical infrastructure systems in the construction or building maintenance industry
  • Must have solid analytical, negotiating, and interpersonal skills, plus knowledge and experience using basic business computer programs


Physical Demands and Work Environment Factors

  • Frequent sitting, standing, kneeling, crouching, and stooping
  • Lift or move objects weighing 50 lbs. or more
  • Will require travel to other locations and nighttime on-call
  • Office conditions plus visits throughout the building include being around dust, confined spaces, and at times in extreme heat or cold
